Party Wall Guidance
Our service is tailored to each and every project. This will often start with a phone call with some friendly advice. The Act itself can be very daunting. and you have already been through the planning and building regulation process. Now you have another expense before the builders are even on site. We aim to offer advice from the outset and through the design stage to ensure you are fully aware if and when your works fall within the Act. Ensuring you have the information and knowledge before approaching your neighbours can even give them the reassurance they need to consent to the works.

Party Wall Surveyor Services
Party Wall Studio are experts in matters related to the Party Wall etc Act and we will be able to guide you throughout the process. We are available to help in any matter related to the Party Wall etc Act.
Building Owner Surveyor
This service will start with an initial review of the proposed works and then preparing the notices to be served. If your neighbours consent to the work, you would have fulfilled your requirement under the Act. We would still advise a Schedule of Condition is carried out. If the neighbour dissents or no response is received, we can either act as the agreed surveyor or communicate with the neighbours appointed surveyor. Throughout the process we will be on hand to ensure the process is run as smoothly and quickly as possible.
Adjoining Owner Surveyor
If you have received a notice from your neighbour it is always advisable to check with a professional whether there could be an impact to your property. We can review the information you receive and advise on the necessary response or precautions that should be taken. If you decide to dissent to the works, we can act as your surveyor and review any information which is received on your behalf.
Agreed Surveyor
If both the building owner and the adjoining owner are happy to agree on using one surveyor, we can act as the agreed surveyor. We are required to act impartially and bring matters to a mutual agreement.
Schedule of Condition
A Schedule of Condition is a detailed recording of a property’s condition before any building works commence which is usually retained to use at a future time to establish the previous condition of the premises. It is a visual inspection of the walls, floor and ceiling surfaces in a neighbouring property. Often, visible parts of the external building envelope are also scheduled.
The purpose of the schedule of condition is two-fold. Firstly, it acts as a point of reference, if building works cause damage to a neighbouring property. Secondly, it protects the building owner of the building works, from spurious claims of damage from adjoining owners.
